Like many small cities, Punta Gorda is comprised of several communities within the mailing address of the city of Punta Gorda. These neighborhoods have very different personalities, and have appeal to people looking for the particular qualities in a given neighborhood.

My hope with this blog is to familiarize you with each of these communities so that you can better determine which ones fit your needs and budget. Please note that these are GENERALIZATIONS, and there are homes in every neighborhood that are exceptions to the norm.


There are TWO broad categories in Punta Gorda, as in most small Florida cities:

..Deed-restricted…where a entity such as a Property/Home Owner Association has the legal power to dictate the type of homes, the upkeep of the lot and home, vehicle restrictions, and other aspects designed to maintain the beauty, quality and value of each home;

..Non-deed-restricted…where these aspects of the property are controlled only by the laws and restrictions imposed by the city and/or county.


We can further divide these two categories as follows:



…Punta Gorda Isles

…Burnt Store Isles

…The Burnt Store Road Corridor…including Seminole Lakes, Burnt Store Meadows, Burnt Store Colony, Burnt Store Village, Burnt Store Lakes, and Burnt Store Marina. One exception in this area is Pirate Harbor at Burnt Store Road.



…Downtown/Historic District

…Charlotte Park/Riviera area

…Northern Burnt Store Road area

…East of Downtown and Route 41

…the Taylor Road Corridor

…Tropical Gulf Acres
